POSSIBLE PROJECTS:


1. Live stock farming and milk production

The lot if used as live stock farming and milk production, requires 100,000 square meters, 1,076,391 square feet (100 donum) in a closed area for milk production and the remaining 115,000 square meters, 123,7849.6 square feet (115 donum) for feeding the livestock. The production is sold to Pinar or Tire Sut and is quite common in the region.

It is recommended that the lot's 100,000 acres (100 dönümlük) area to be saved so that it can include at the very least 250 holstein cattle and to start milk production. Holstein cattle is recommended for the best milk production and quality brand. This time of cattle is the healthies in United States. These type of cattle is bought when the cow is about four months pregnant. On average the cost of one Holstein cattle is between 4-5 TL. The reason for recommendation of 250 Holsteing cattle is that on average is milked three times a day and gives about 30 L of milk a day. Thus the following equation: 250x30: 7500, or 7.5 ton daily milk available.This makes it montlhy: 7,5x30:225 ton milk. Milk is sold from the base price of 0,85 TL. As a monthly income that would make 225x0,85: 191.000 TL.dir. Annual income would make; 191.000x12: 2 milyon 292 TL.

According to the calculations above milk production and farming alone would cover the cost of the land within the first five years.

The creation of such a farm, including the buying of the cattle is possible within six months.

However, after the creation of the farm, the milk can be turned into other dairy products such as yogur or cheese, which would create a larger margin if the process is done on the farm. Considering the fact when the milk is sold as it is the profit margin is much lower, because milk is sold for 0,85 TL per liters. On the other hand if the milk was processed into yogurt or cheese and then sold, it is possible to make 250-300 TL. There are many farms that sells milk and dairy products and is their usual main income.

At the same time, after the creation of the farm, the animals' feces could be used as an alternative income. Today in Turkey within the limits set by the government a farm establishment with 1000 kw, electricity can be made from animal feces, taking into account the farm has the proper equipment. In order to create 1000 kw and for that farm to work, it would require about 500 and 600 cattle. While we recommend the start up farm to purchase around 250 animals, the expected animal rate should rise to about 450 within five months. This is because the Holstein cattle purchased from U.S. Comes 4 months pregnant and within the next five months all the cattle should be giving birth raising the annimal count to about roughtly 450. Since it takes about 6 months at most to create a facility that would recycle animal feces to an energy source,by the time the farm is created and the cattle gives birth, the farm owner would be able to do so within the first six months of the lot's purchase.

1000 kw biogas compound takes about six months in estimate and costs about 5 million TL. The biogas compound would be fully established and ready to make money. The money a biogas compound makes as an income is about 300 thousand TL. At the same time there is no worry to sell the electric made from the establishment. Because due to law, you would have to sell it to government, which is always happy to purchase it. According to the given variables the biogas compound would pay itself off within the first five years of being established.

As seen from the paragraphs above cattle raising, milk production also creates alternate sources of income such as biogas, dairy production to the farm owner in which could be used in several different ways. The land itself creates many opportunities to make money.


2. Fruit and Vegetable Farming and Dried Tomatoe market

In the area, fruits and veggies are dried and sold. This already has an expanding market and buyers. The most in demand veggie are tomatoes, figs and grapes. However, tomatoes are especially popular due to Germany's interest in dried tomatoes which are exported to Germany at the rate of 95 %.

The farmers in the area usually grow two different kinds of tomatoes. Regular big tom boys which are domestically sold and the tomatoes that are raised to be dried and to be exported to Europe. Both include a large and an expanding market with incoming new buyers all the time.

With this lot, the available space to farm can be as much as 90%, for tomatoes to dry and during harvest time, with the remainding ten percent can be used for the drying purposes. This way of farming is without any difficulty or trouble.There is no need to create a compound of any sort on the lot for this type of farming.

In addition, the owner or the investor of the lot could build a drying compound within the 10 % of the lot. These compounds and machines work with sun energy and creates green, healthier and cleaner environments and produce. This is entirel dependent ont he investor or the owner of the lot.

Considering that there is no need to actually invest in the land, the money spent in the land is expected to return to the investor within the first five to six years of ownin the land.


3. Greenhousing (Tomatoes and Peppers)

Greenhouse farming is also quite common inthe area. Euroope's biggest greenhouse Agrobay is located in Izmir. Agrobay Greenhouse raises %90 tomatoes and 10% green peppers and exports 100% of its produce to Russia. Considering the sunshine the area receives, 12 months out of the year farmers are able to farm and grow their produce.Currently Agrobay Greenhouse is located on a 500,000 square meters or 5,381,955 square feet(500 donum) lot. This compound cost as an average aroud 12 Million TL. Just in 2009 alone, the compound sold 355 truck loads of produce.

This lot is 215 donum which makes it 53.127 acres or, 215,000 sq. meters, or 2,314,240 square feet and it is possible to use every bit of it for greenhousing. Considering the fact that the lot is on a major road, consisting of a flat surface, including it's own electric and water and highly advantageous. The lot is near hot water sources and gets plenty of sun which are incredibly favorable for greenhousing.With all of these advantages the greenhouses that could be built on this lot would on average cost between 5-6 Million TL is expected. It is also expected on average around six month for all the greenhouses to be built.

Especially the tomatoes has a big market in Europe and Asia. The crops as they grow already have buyers without being harvested. On average, the expectation for tomatoe exportation is about 250 trucks per year. As a conclusion the money invested in this land would return itself in between 5-6 years.
